Derivation of measurements:
The total built area of the property is taken as the sum of the private part of it plus the corresponding part of the area of common elements as registered on the Cadastre.
The cadastral constructed area of the private part is that included within the outer line of the perimeter walls of each of the constructions that constitute the property and, where appropriate, of the axes of the party walls, deducing the surface of light wells.
The balconies, terraces, porches and other similar elements that are covered compute as 50% of their surface are, unless they are closed by three of their four orientations, in which case they compute as 100%.
In residential use, spaces with a height of less than 1.50 meters are not considered built surface.
The surface of common elements attributed to each property is published in the SEC for information purposes and is an approximate distribution of the total surface of common elements of the property to each of the individual dwellings within the same, for the sole purpose of its cadastral valuation.
