So, is it 3, 4 or 5 ?

That will depend on personal preference and necessity. If you only need 3 bedrooms then you will have a super first floor apartment with the required number of bedrooms plus 2 lounges and a study. One of the lounges will provide a fabulous ante room to the private terrace at the rear. That is one of the advantages of this first floor apartment; proper outside space!


What if I need five bedrooms? Well, this could be just the property for you. There are five rooms which could easily be used as bedrooms, four of those being doubles and one a single. There’s a spacious lounge too which overlooks an attractive “parquecito” or little park. OK it’s actually a triangle with a couple of trees and some benches, but to me it’s a park.


The apartment is in pretty good order although I suspect you may wish to get your paint brush out and is near enough ready to move in. An economical purchase full of promise which I believe it will deliver.

Get over your fear of colours or the kitchen will scare you to death.

The green roof over the patio doesn't help too much either.

It's the Spanish name for chess.
This is a spacious four bedroom two bathroom apartment where you really can play a full sized chess game in the lounge. Not with horses and everything, but sixteen people in there in fancy dress and you've one hell of a party. A little dull, but intelligent! Oops; I've just offended all chess players.

As with everything, when it seems to good to be true, it probably is. There is a downside apart from being labelled a chess player and that is that it's on the fourth floor without mechanical assistance to do the stairs, but the gentle walk up is well worth the effort as you'll find a fabulous property awaits you with space and light to spare.

You may wish to do a little updating, but all is ready to move straight in; you can decide later. The location is excellent with an easy wander to all amenities. The beach is only a couple of miles down the road, but if you don't fancy a stroll there through the orange groves you could always take the car, bus or bike. If you don't want to go to the best beach on Spain's Mediterranean coast you don't have to, but it's nice to know it's nearby anyway if that urge ever gets the better of you.

It's now or never!

Dipping your toe into the Spanish property market perhaps. Or maybe the approximate date when this building was conceived. The early 1960's were a great time for the music industry and you could have bought a brand new flat here in Oliva with a couple of bags of peanuts and a dodgy handshake (probably).

Ok, so the kitchen's not up to much, but you were going to change that anyway. Oh, and the bathroom too, where "ditto" now seems appropriate.

I don't think anyone expects a palace at the more economical end of the spectrum, but you know what they say; always expect the unexpected!

No, it's not a palace, it's your palace or will be once you've done what you plan to do.

The basics are there to start with and the end result can really be good and economical; two words rarely used in the same sentence without a negative one thrown in.

The starting point for "your palace" is an attractive three bedroom village home in a friendly village, just a hop skip and a jump from the beach (you may have to break some world records for that), but it's only a few minutes in the car and about halfway between Oliva and Gandia.

Palmera is one of three villages side by side (the centre one in fact) so it enjoys the facilities of not just one, but three villages, that's three swimming pools to choose from when it's hot.

Take over and show them how it's done. The house does need some tlc and a touch of JCB perhaps. JCB is unfair as actually a lot of the heavier stuff has been done; roof beam renewal and repairs etc. and I suggest that they didn't start in the most sensible place I was referring to the unusual idea of retiling the shower whilst leaving the toilet as you see in the photos (lovely!)

Actually it's quite a pleasant pink and you may be able to reserve your paintbrush for later use.

The flat is in a good place traffic wise as there isn't any down this street so peaceful(ish), but also close to amenities with a supermarket a few paces down the road and the Paseo just a few more down another road.

The flat is pretty spacious too with three good sized double rooms, one with a private Romeo and Juliet balcony, a nice lounge with two windows out to the little side street, a kitchen that leads out onto a great patio, perfect for hanging out the washing and still big enough to dine al fresco. I know I forgot the bathroom, but it didn't flow when I was writing this. Not the bathroom, the text.

Happy and Clappy?

Some will remember a film called Despicable Me (oh how appropriate for an estate agent) and in that film were of course the Minions; those cute little yellow chaps, but more importantly was a song by Pharrell Williams called Happy. I'm getting there, just be patient. If the song Happy is now in your head wind forward a bit and there's a line which is "Clap along if you feel like a room without a roof". Almost there now. It was the room without a roof I was trying to get to and in this case it's a lovely terrace up top which is just like a room without a roof. How else does one sell a terrace without a view? So, if you're clapping now and you're not on your own you're probably feeling a little foolish, but it's because you do feel like a room without a roof and here we have one.

You're now thinking that was a very long winded introduction. Maybe, but it was necessary to provide a suitable preamble to your new home; a fabulous two bedroom town house in Beniarjo, a great village just ten (more like six or seven) minutes from Gandia. I should be very surprised if you find a better house at this price; it's great.

It's clean, tidy and comfortable. It's not huge, but, hopefully, size isn't important and there are two good sized bedrooms each of which provide sufficient space to add en-suite facilities to supplement the existing bathroom if you wish.

Maybe that's not enough to persuade you, but wait, there's more...

Out of the front door and it's just a hop, skip and a jump to take a walk along the riverbank and into the orange groves or pop to one of the supermarkets. The local ones are great for everyday stuff, but for the more extravagant of you you can jump on the bus and pop into Gandia to enjoy all of what one of Valencia´s major towns has to offer. For the more athletic and those just wishing to laze around in the sun you could always nip down to the pool; it's also only a few minutes walk.

Come and see it; you'll not be disappointed.

No, I'm not trying my hand at relationship counselling, I'm directing you to the possibility of a spacious and convenient apartment in the centre of the town. See, that's the convenient part; you can easily walk everywhere and forget the car.

You can see the sea (the Mediterranean Sea, no less!) from the comfort of your armchair. You don't even need to take your armchair out onto the terrace. It's not so easy to find the right apartment. Sometimes the balcony is too small or the flat is on the fourth floor and there's no lift. maybe it's too far from the beach; perhaps the price exceeds your budget.

Some of these things are easily controlled; it doesn't have a balcony and it doesn't matter that there's no lift as it's on the ground floor. The lack of lift is in fact a very positive "flaw" as it means the maintenance charges are very low. Distance from the beach, whilst possible to measure objectively will necessarily be a subjective judgement for the individual. In my view it's close enough. There's an easy flat walk from Piles village to Piles Beach and it takes around 25 minutes.

Only a hundred or so metres back from the sand is this marvellous three bedroom flat ready to be enjoyed.

Let's not kid ourselves. It's not the most modern or the best looking apartment you can find on the Med, but it is fantastic value and it does have low running costs. Some would say it's the best road in Oliva.

Of course, they may be mistaken, but it is a very good one with an easy flatish walk into town and only really a few minutes away from everything, even the kitchen sink.
